SPRING MAINTENANCE

Outside:

  • Verify air conditioning performance, Sub-cool and super heat of refrigerant, and temperature drop to determine if adjustments are necessary.
  • Inspect outdoor condenser coil.
  • Inspect condenser fan motor operation.
  • Check amperage of compressor for proper operation.
  • Check amperage of condenser fan motor for proper operation.
  • Test operation and condition of compressor contactor.
  • Test operation and condition of condenser disconnect.
  • Inspect and tighten electrical connections.
  • Inspect start/run capacitors and relays.

Inside:

  • Verify temperature drop across the evaporator to determine if adjustments are necessary.
  • Inspect indoor evaporator coil, if accessible.
  • Verify the operation of both drain lines.
  • Verify the operation of float switches.
  • Inspect blower assembly to insure it is operating properly.
  • Check amperage of blower fan motor for proper operation.
  • Verify the blower capacitor capacitance is within range (if applicable).
  • Inspect for refrigerant leaks.
  • Evaluate condition of air filters and other indoor air quality accessories.
  • Safety tests all controls for proper operation.
  • Confirm proper operation of the thermostat.

FALL MAINTENANCE:

  • Verify proper operation and sequence of heater.
  • Inspect heat exchanger for combustion leaks if accessible.
  • Test for carbon monoxide.
  • Inspect burners and adjust for maximum efficiency if necessary.
  • Clean pilot assembly and inspect thermocouple where applicable.
  • Inspect flame sensor.
